Fall Update from One Franklin

🍂 Fall Update from One Franklin

Posted October 20, 2026

Hello, One Franklin neighbors! 👋

The last two months at One Franklin have been busy, and we’re grateful for everyone’s patience and teamwork. Here’s a quick look at what’s been happening and what’s coming up.

🏡 Welcome, new neighbors!
A lot of new residents have moved in recently. Welcome home! If you’re new, please check the resident portal for building guidelines and contact information. We’re so glad you’re here.

🛗 Elevator shutdown
Thank you for your patience during the recent elevator shutdown. We found the cause: the state’s automatically generated notices were being sent with a misprinted mailing address, so they never reached us. That issue has been corrected, and we’ll receive all state notices going forward. We don’t expect this to happen again.

🪟 Window parts distribution
Window parts distribution is underway. So far we’ve received only some of the parts we requested, and we know several residents need other parts too. We’re working with Old Building Envelope (OBE) to get the rest of what you need. If you still need parts for your unit, please contact your manager at sdarner@actionlife.com.

🔔 Fire alarm trouble signals in the lobby
You may have heard trouble signals from the fire alarm panel in the lobby. We’re working with our fire alarm vendor to find and fix the cause. These are trouble signals, not alarms, but if you ever hear a full alarm, please follow normal evacuation procedures. We’ll share an update once it’s resolved.

📊 Budget and reserve study: planning for the future
Our most important work this fall has been preparing next year’s budget and updating the reserve study. Together, these make sure One Franklin has the funds it needs for day-to-day operations and for long-term repairs and replacements of major building components.

We’re also paying close attention to Fannie Mae and Freddie Mac condominium requirements. These guidelines affect whether buyers and owners can get conventional mortgages and refinancing in our building, so meeting them helps protect everyone’s property values. 💪

The Board will approve the budget at its November meeting. A well-funded reserve and a well-maintained building put One Franklin in a strong position for years to come.

🌉 Fun things to do in San Francisco this month

Fall is a great time to be in the city. A few ideas:

  • 🎬 SF Latino Film Festival (Oct 22 to Nov 1): Opening night is at the Roxie Theater.
  • 🥟 World of Dumplings Food Festival (Sun, Oct 25): A free festival with 25+ restaurants at the Ferry Building.
  • 🎃 Halloween Hoopla (Sat, Oct 31): A kids’ festival and costume parade at Yerba Buena Gardens.
  • 💀🌼 Día de los Muertos: The Mission’s annual celebration and procession is usually held around November 2. Check Calle 24 for this year’s details.
  • 🎭 The Marriage of Figaro (Nov 3 to 29): SF Opera is performing just down the street at the War Memorial Opera House.
  • ☕ SF Coffee Festival (Nov 7 to 8): Held at Fort Mason.
  • 🎨 Renegade Craft Fair (Nov 14 to 15): A free show at Fort Mason with 300+ artists. It’s a great place to get a head start on holiday shopping.
  • 🎻 The Nightmare Before Christmas in Concert (Tue, Nov 24): At Davies Symphony Hall, right around the corner.
  • ⛸️ Union Square Holiday Ice Rink: Opens in early November and runs through mid-January.

Thank you for being part of the One Franklin community. With all this work behind us and a strong financial plan ahead, we’re excited about what’s next for our building. Enjoy the season! 🍁

Warm regards,
The Action Property Management Team
